The South Shore Real Estate Market in 2025: What Buyers and Sellers Need to Know
Whether you've been watching the market from the sidelines or actively planning your next move, 2025 is shaping up to be a pivotal year for real estate on the South Shore. Here's what I'm seeing on the ground — and what it means for you.
Inventory Is Tight, But Shifting
Inventory across Plymouth County and the South Shore remains below historical averages, but we're starting to see more homes come to market compared to the past two years. That's good news for buyers who have felt squeezed out. Sellers still hold strong leverage, but the frenzy of five-offer situations has settled into a more balanced negotiation environment in many price ranges.
What This Means for Buyers
If you've been waiting for the "right time" to buy, consider this: interest rates, while higher than the historic lows of 2020–2021, are stabilizing. Many economists expect gradual decreases through 2025. Buyers who purchase now can refinance as rates drop — while locking in today's price before inventory increases push values back up.
My advice: get your pre-approval done now. When the right home appears, you'll be ready to move fast.
What This Means for Sellers
Homes that are priced correctly and well-presented are still selling quickly. Overpriced listings, however, are sitting longer than they were two years ago — and price reductions send the wrong signal to buyers. A strategic CMA and an honest pricing conversation are more important than ever.
If you've been thinking about selling, spring 2025 is historically one of the strongest listing windows. Let's talk.
Marshfield & the South Shore: A Market Snapshot
The towns I work in most frequently — Marshfield, Plymouth, Duxbury, Kingston, Scituate, Hull, and Quincy — continue to attract buyers relocating from the Boston metro area. The South Shore offers a quality of life that's hard to beat: coastal beauty, strong school systems, and a true sense of community. Demand from commuters and remote workers remains solid.
